FRIENDLY RENT REMINDERS:
ALL MONTHLY RENT IS DUE ON OR BEFORE THE 1st DAY OF EACH MONTH. Rental payments not RECEIVED in the post office box by the 1st day of the month are considered LATE. Late rent not received by the Landlord by the 5th of the month, for WHATEVER REASON (such as lost in mail) will be subject to the LATE FEE stated in your lease agreement. POST-MARKED envelope dates are NOT valid for receipt dates. Please be mindful of weekends and holidays, which may be on the rental due date.
ALL REMITTANCES MUST BE MADE PAYABLE TO: 133 EAST MAIN, LLC. Checks made payable to any other person or entity will be rejected and returned to your as soon as possible un-cashed, which, if not replaced by the 5th day of the month will be considered unpaid rent, and will result in the late charge being imposed.This could affect you if you choose (or have) to pay your rent in a form other than by your own personal check. In addition, please be informed of the following payment instructions:
- All payments must be made by check or money order, payable in U.S. Dollars and drawn on or payable through a U.S. financial institution.
- You must write your tenant account number on your check or money order.
- All rent payments must be accompanied by the payment coupon provided (or if no payment coupon provided, the Statement Coupon on the top of your Rent Statement which you have printed from your Tenant Portal).
- There can be no staples, paper clips, tape, or correspondence included with your regular rent payment (please see your Lease Agreement for information on how to send written notices to Landlord).
- If your payment is made in accordance with the terms of your Lease Agreement and these instructions, and is made available to Landlord/Landlord's Agent by 5:00pm local time, at the rent payment address, on or before the rent due date (if Monday-Friday and not a federal holiday) or by 3:00pm local time, at the rent payment address, on the rent due date that may be on a Saturday (and not a federal holiday), Landlord will credit the payment to your account as of that day.
- If you do not follow the payment terms of your Lease Agreement and these instructions, or if your payment is not sent by regular U.S. mail to the rent payment address stated in your Lease Agreement, crediting of your rent payment could be delayed up to five (5) business days.
Landlord reserves all rights and remedies stated in the Lease Agreement if rent is not paid on time and in full by the payment due date. Be reminded that non-payment of rent will be reported to the three (3) national credit reporting bureaus and your rent account may be forwarded to a collection agency at Landlord's option and at Tenant's expense, per the terms of your Lease Agreement.
NOTICE REGARDING ELECTRONIC FUNDS TRANSFER: When you pay your rent (and/or any additional rent) by check, you authorize Landlord to either use the information from your check to make a one-time electronic funds transfer (EFT) from your account or to process the payment as a check transaction. When the information from your check is used to make an electronic fund transfer, funds may be withdrawn from your account as soon as the same day your payment is received, and you will not receive your check back from the bank. Please be reminded that, per the terms of your Lease Agreement, Landlord may impose a fee (NSF Fee) if your check (or any non-cash remittance) is returned unpaid or dishonored by your bank (or the financial institution that the remittance is drawn on) for any reason. In addition, returned checks may be represented electronically, which if dishonored again, may result in additional NSF Fees due to both your Landlord, as well as your financial institution.

Effective immediately, you can log-in to your Tenant Portal to view your rental account balance and payments, access service provider directories, submit maintenance requests and track status online, view property announcements and access important documents! Just click on Resident Sign-in to log-in and create your own password. Rest assured, we will never sell, trade, or disclose your personal information (except as required by law). Your use of this new service acknowledges your agreement to the Terms and Conditions for Use, under the Documents tab, and the terms of your lease agreement remain in full force in effect. Late rent and check payments with insufficient funds are each subject to a late charge and possible collection fees and/or lease termination. Why not save time, postage, late fees and bank charges by paying your rent securely online? CLICK HERE to pay your rent through your new Tenant Portal securely online. You can use your Personal Checking or Savings Account, or your Credit/Debit cards. Set up recurring, automatic payments or on-time only. Nominal service fee of $1.00 per payment MUST be included with your total remittance when using this service; otherwise, your payment may be rejected and returned, and your account marked Late AND NSF (all Late/NSF fees under the lease will apply). Please be mindful of the processing times for payment (approximately four (4) business days), so make sure to log-in timely to ensure that your rent is received by us ON TIME per the terms of your lease.

You can also order newspapers, magazines, and obtain rental insurance for your personal contents. Remember to check your lease for tenant requirements and utility service guidelines. ALL CABLE/SATELITE PROVIDERS MUST OBTAIN LANDLORD'S PRIOR WRITTEN CONSENT TO INSTALL OR ATTACH CABLE LINES, WIRES, and/or DISHES TO THE BUILDING.
RENTER'S INSURANCE REMINDER:
The terms of your lease require that you provide Landlord with a copy of your Renter's Insurance Policy. The insurance the Landlord carries only covers fire damage and personal injury resulting from property defects or the Landlord’s negligence. It does not cover damage caused by your own negligence, if guests or occupants not on the lease are injured, or things like theft and water damage. It is therefore important that you take steps to protect your guests, furniture, jewelry, electronics and clothing from all kinds of damage. Without renter’s insurance, your personal property could be lost. If you have not already done so, obtain your policy today. NO SMOKING!
THIS PROPERTY IS A NO SMOKING PROPERTY! This means that tenants, nor their guests, friends, family, or invites are permitted to smoke cigarettes, cigars, or pipes of any kind in the rental unit or the basement storage area and laundry room, or in any public area of the property, including steps, landings, side walks and walkways, or parking lot. Failure to abide is a breach of your lease.
