Tenant Services and Notices

FRIENDLY RENT REMINDERS:
ALL MONTHLY RENT IS DUE ON OR BEFORE THE 1st DAY OF EACH MONTH. Rental payments not RECEIVED in the post office box by 5:00pm by the 1st day of the month is considered LATE.  Late rent not received by the Landlord by the 5th of the month will be subject to the LATE FEE stated in your lease agreement.  POST-MARKED envelope dates are NOT valid for receipt dates. Please be mindful of weekends and holidays, which may be on the rental due date.

ALL REMITTANCES MUST BE MADE PAYABLE TO: CENTRE AVENUE ASSOCIATES, LLC. Checks made payable to any other person or entity will be rejected and returned un-cashed, which, if not replaced by the 5th day of the month will be considered unpaid rent, and will result in the late charge being imposed.

NOTICE REGARDING ELECTRONIC FUNDS TRANSFER: Landlord reserves the right to convert any paper check presented to Landlord/Landlord's Agent for payment of rent or other fees into a EFT payment with your financial institution. This MAY result in your payment being deducted from your checking account the same date the check is received. If Landlord converts your check, your financial institution will not return your check to you.

ONLINE RENT PAYMENTS:
Late rent and check payments with insufficient funds are each subject to a late charge and possible collection fees and/or lease termination.  Why not save time, postage, late fees and bank charges by paying your rent securely online?

CLICK HERE to order your new local and long distance phone service, cell phone service, cable/satelite tv service, high-speed cable or satelite internet service, and/or electricity services (if provider available online).  You can also order newspapers, magazines, and obtain rental insurance for your personal contents. Remember to check your lease for tenant requirements and utility service guidelines. ALL CABLE/SATELITE PROVIDERS MUST OBTAIN LANDLORD'S PRIOR WRITTEN CONSENT TO INSTALL OR ATTACH CABLE LINES, WIRES, and/or DISHES TO THE BUILDING.

Located in the heart of downtown Lansdale, Pennsylvania, East Main Street Apartments offers 

PARKING LOT REMINDERS:
Attached to your lease is a copy of the Condominium Associations’ Rules and Regulations, and Parking Lot Rules. As a reminder, residential unit is allowed one (1), unassigned parking space per registered vehicle. Parking is on a on a first come, first-parked basis. There is a limit of two (2) free parking permits per residential unit. Additional parking permits are $25.00 each to help defray the cost of the parking permits and violation administration. However, non-residents (visitors, guests, etc.) staying more than three (3) nights are not permitted to park in the parking lot without prior notice to Managing Agent, who will then notify the Association accordingly. Each and all tenant vehicles MUST be registered with Management, to avoid your vehicle being towed off the lot.Towing costs will be at the vehicle-owner's expense. Management reserves the right to revoke any or all parking privileges at ANY TIME.

CONDOMINIUM COMPLEX SWIMMING POOL:
The Association will open and close the swimming pool on the Association’s schedule, at their discretion. The annual swimming pool fee is NOT included in your monthly rent. If you and your family wish to obtain swimming badges, please let Management know by May 1st, so that Pool Membership Application can be provided to you, and pool badges issued. Tenant’s use of the pool is at Tenant’s own risk and Tenant agrees to follow the Association’s Pool Regulations. The Association and Landlord each will charge Tenant for replacement pool badges, so it is important not to lose or misplace them. All pool fees (membership and/or replacement badges) must be made payable to Landlord, and payment of the fees are subject to the NSF in your Lease if payment of the fees by check does not clear your bank.

TRASH COLLECTION:
Trash is collected weekly by the contractors for the Association. So that we can try and keep natural pests away from the property, it would be appreciated if you did not leave bagged or unbagged trash (garbage scraps, empty bottles and containers, loose papers, etc.) in the premises and that you regularly deposit your bagged trash in the receptacle(s) provided by the Association.

RENTER’S INSURANCE:
 Your lease requires certain insurance policies to protect tenant’s property and visitors. Please look over your lease and take steps to be certain that all insurance policies relating to your unit are current. Your insurance representative should be directed to immediately forward to Managing Agent, at the address above, Certificate(s) of Insurance naming both CENTRE AVENUE ASSOCIATES, LLCandCALROB REALTY CO. as Certificate Holders.
